It's a combination of everything you've mentioned here. Check these out - Gujarat's power sector turnaround story - Business Today - Business News

Where do they get all the fresh water?
Karnataka has real major rivers, which I doubt if Gujrat has. Gujrat is more than 1/3 kutch + desert, while Karnataka has 1/3 of western ghats which is extremely rich in natural resources.
Sardar Sarovar Dam is the lifeline of Gujarat. Most of the water comes from this dam through Narmada Canal which is spread across the state (even to some districts in Rajasthan). Also, government has made conscious effort in last 10 years to improve ground water level in the state by creating small check dams everywhere. These small small reservoirs serve as source of water for most part of the year.

So, is Gujrat handling all such issues? or do they don't have any?
Are the farmers agreeing to give away their previous little land?
Or, is the govt too strong to snatch them away from the poor farmers?
Or, are the farmers willingly throwing away their barren lands for more lucrative work?
I'm not sure about this part. There haven't been as many land issues in Gujarat as other states have. In most large projects, government has provided their own non-agricultural land to companies. I'm sure there will be unhappy farmers in Gujarat also.

Who is caring for the environment? Cities in Gujrat are among the highest in air pollution levels, what about potable water? Are we paying a hefty cost in the name of 'Munafa'?
Things are improving in this area also, at least in Ahmedabad. 5 years back the condition was really bad. But now with all CNG buses and autos, the evenings are not hazy like it used to be 5 years back.

Let me give you one line reply for your lines, can you tell me what natural Resources Japan has?
Besides this In Gujarat there are no powercuts since 2008,I repeat 2008!Even I don't remember when we had a last power failure in my office/home/warehouse though we are paying higher electricity charges than other states but that is ok because we get uninterrupted power supply.Above all please remember that in Gujarat there are number of major ports for shipping and this is the main factor which industrial giants keep in mind when they invest in Gujarat.

In Sanand where Tata have setup their factory, lands used to available at 50K per Bigha 5-7 years back, today it is 1 Cr.per Bigha(or Vigha),think the return what land owners including farmers are getting.
Pollution and progress are two sides of a coin in developing countries though GPCB is very strict as far as setting the pollution control goes in Gujarat.
Finally Modi-Someone recently posted on my FB wall a picture which tells this.If you want to walk with the time you should be in Gujarat and if you want to walk ahead of time you should be Gujarati.Modi is a man with vision, pure vision.

Maruti Suzuki to set up second plant in Gujarat; acquires 600 acres.

We have land at two locations in Gujarat. The first one is offered by the government and the second one is a private land that is directly acquired by us with some negotiations by the government

Good to see the final update on the plant in GJ.

Hope Maruti gets a relief from the Manesar strikes and eases out the ever lasting waiting period for the DDiS engines in its stable.

Pollution has to be taken car and I guess every plant has to sport its own WTP (Water Treatment Plant) and ETP (Effluent Treatment Plant) to help deal with pollution and decrease the usage of Fresh water source. Recycling will be the key in present companies.

Maruti Suzuki buys land for 4th plant.

India's biggest carmaker by sales volume, has purchased the land for its fourth plant in India, with a view to roughly doubling annual production capacity to about 3 million units.
The company purchased the land in the western state of Gujarat for a new factory with capacity of about 750,000 units a year.

The fourth plant is slated to begin production in 2017 at the earliest and help expand exports to Europe and the Middle East.
Maruti Suzuki is set to begin work by March on its third plant in Mehsana district, also in Gujarat, with production to begin in 2015.

Default Maruti Suzuki's Gujarat foray could run into head winds

Link to News Section

Maruti Suzuki will handle Japanese automaker parent, Suzuki Motor Company's export push into the Middle East and African markets. With the Indian car market primed to grow significantly over the next few years, Maruti will need additional capacity to meet Suzuki's export requirements. The additional capacity is touted to come from the car maker's proposed factories at Gujarat, a state known for its well developed port infrastructure and adequate power facilities for industrial units.

Maruti is expected to have two manufacturing locations at Gujarat: Mehsana and Vithlapur, facilities that will mirror the car maker's approach at Haryana, where it also has two facilities: Gurgaon and Manesar. While a 700 acre land parcel at Mehsana has been allocated to Maruti by the Gujarat government, another 700 acre parcel at Vithlapur has been independently acquired by the car maker for a second factory in the western state.

Even as the Gujarat facilities are yet to receive the investment go-ahead from the Maruti Suzuki board on the back of slow sales, the car maker could be running into significant headwinds as Gujarat's farmers are protesting against the land allocation at Mehsana. The farmers's protest has meant that the Gujarat government of the day has downsized the Special Investment Region (SIR), from 500 square kilometers to 100 square kilometers.

This downsizing has meant that the SIR, which originally comprised the land of 44 villages, now comprises of just 8 villages. According to the EconomicTimes, the villagers belonging to these 8 villages are opposing the allocation of their farm land to Maruti Suzuki, preferring to continue farming rather than giving up their land for the car factory. If the villagers are successful in their protests, the land notified by the Gujarat government for Maruti Suzuki might have to be returned to the villagers, thereby proving to be a major set back to the car maker's expansion plans in that state.

With Maruti's slowing down domestic sales and the expansion at Manesar (which will take care of short term capacity requirements), the car maker might not mind the downsizing at Gujarat after all. The last major farmer protest that led to a car factory being cancelled was at Singur, West Bengal. Back then, Tata Motors had to move the Nano factory proposed to be built originally at Singur, West Bengal, to Sanand, Gujarat.

Currently, Maruti Suzuki produces 1.2 million cars each year, with the Gurgaon factory capable of producing 600,000 cars per year while the Manesar factory is being expanded to produce 850,000-900,000 cars per year. With the Manesar expansion in place, Maruti will have an installed capacity of nearly 1.5 million cars each year. The two facilities at Gujarat, if they see the light of the day, will add another 1.5 million cars to the total production volume. The new factories at Gujarat would required a minimum of 3 years to begin production.

Maruti Suzuki is exploring the idea of setting up a new facility in Sri Lanka for the assembly of its vehicles. The company is carrying out a feasibility study for the same and has begun investigating the economic viability of selected sites around Colombo. However, before the company can finalise the plan to set up the plant, it has to streamline certain issues with the Sri Lankan government relating to taxation and workers.

The Gujarat plant will be owned and run by Suzuki. Maruti will have an exclusive contract to buy from it. Also, as per some noise it may primarily be an engine unit.

Excerpts from Reuters on the deal.

-Suzuki plans $488 million Gujarat plant to make Maruti cars
-Maruti to focus more on product development and marketing.
-The plant will initially produce up to 100,000 cars a year starting in 2017
-Maruti will benefit from not having to make the investment itself and thus avoiding "all risk inherent in any investment
-The new plant will sell cars only to Maruti under the deal at a price that will include production costs plus enough cash to cover further capital expenditure requirements
-Profit on the sale of the cars( from SMC) would be exactly the same as it would have been if we (Maruti) had made the cars

Cheers!

Suzuki Motor Company to invest an additional Rs 3,000 crore into the Gujarat plant

Quote:
The original equity of Rs 3,000 crore will remain unchanged but now the new funding will be through equity plus depreciation
Quote:
The report also adds that the contract manufacturing agreement is not expected to be signed before August-September this year. The proposed plant will be constructed and owned by Suzuki Motor Company and will contract manufacture cars for Maruti Suzuki India. Initially, it was proposed that these cars be sold to Maruti Suzuki after a mark up. The announcement saw Maruti Suzuki’s minor investors protesting, following which the mark up component has been dropped.

Maruti Suzuki will roll out 3 models this fiscal year – reported to be the Ciaz sedan and a facelift each for the Swift and the Swift Dzire – and will use its cash reserves of Rs 8,000 crore towards new product development.
