Location : PUNE

I am in lookout for a 3-BHK TERRACE flat ( yes, I prefer a terrace of atleast 100-200 sqft )

Budget : Around 1 crore.

Condition : ready possession, Newly constructed/completed.

Location Preferance: Baner/Pimple Nilakh/ Wakad or adjoining areas close to Baner.

Pls help with some good leads, I have not much idea of these areas and will go to brokers at last resort.

I guess its a good move. Hope they do not create problems for issuing B-khatas too. If we have all papers correct, then why someone apply for B-Khata in first place.

Its very usual in BBMP office to ask for 4K to 5K just for this B-register entry. I think this is the only place where we need to "bribe" even to pay government. Hope the BBMP wakes up fast.

Venturing into real estate now for the first time.
I am interested in buying a plot on the outskirts of Pune.

I have identified one plot which is an agricultural land.

Assume that I need to take loan and also take advantage of the new provision in Budget 2013 (extra 1 lac deduction).
1. Loan for plot will not fetch any IT benefit. Please confirm
2. Loan for construction of house will have IT benefit. Please confirm
3. Some banks offer combined loan (land + construction). Any one has an experience with that?
In whose name will the bank disburse the amount for construction loan?
Will the bank put money in my account? If yes, does that get counted as income (from taxation perspective)?
The house will be constructed by my relative for me.

I will have to restrict myself to a loan of 25 lacs since beyond that I will not get the extra one lac benefit.

Please share any inputs that you guys have.

You can check @ Kalpataru Estate Phase 2, pimple Gurav. 2.5bhk flats have a balcony of approx 125-150 sqft. however you might only get resale flat.

Does anyone have any info about some good housing projects near Kasauli? so far its only DLF selling plots way expensive that too off Kasauli. also another by Sandwood near Garkhal. any other villas, etc being sold that side.proximity to Kasauli preferred.

I get flyers and ads of this company almost every other day and as you said too good to be true. And I don't know how their model of selling below market price works! Their office is on the outer ring road- I plan to visit but dont have any plans to buy ;-) Will give an update post my visit!

Hi Guys, anyone here having info on GM Infinite E City Town? This is a new project in pre-launch phase coming up near Patel Neotown. The builder is offering 2250/ sqft as the pre-launch offer. Highly tempting!

The builder is into construction for many years but this is one of the first for him to start the project completely on his own. Appreciate any info/ advice on the same.

There are restrictions on buying agricultural land - only a farmer can buy agricultural land, unless the current owner converts it to Non-Agri / Farmhouse before he sells it.

Simply stay away.

They claim that 4000+ flats in 42 projects are sold in last about two years but only one project started and nothing handed over so far. Still they are inviting to meet happy customers

The project Dreamz Sahavas is located near Begur, Electronic city but as per location map in their own brochure, its near Hennur ring road

Last month twice they advertised that everything sold out but now they are offering cars and tvs along with flats!
