Default Registering 2nd hand flat

Dear all,
I am in the final stages of my house purchase. Any experience on Velachery sub-register office? How good or corrupt they re?

Lawyers are asking 30k for doing the entire process from sale agreement to sale deed to final step of getting the documents including dealing with register office. The cost includes bribes etc for register and everyone. Is this the real state?
I donít have too much time in hand to run round for this. any exp and thoughts pls?
