Try buying into an apple orchard instead in Kinnaur or Spiti Valleys!
Although i guess HVK knows this but still to clarify it , nobody can buy / own a land in kinnaur / spiti valley . even Himachali ;s from other districts are not allowed to own land in these regions. so effectively those from these districts can trade among themselves .

In rest of himachal also, people from other states cannot buy land anywhere in HP via legal means . govt tried to open it by allowing builders to build flats around shimla in few areas but it was mis used to the hilt. so that too has stopped and those who has bought there are at the risk of loosing them for obvious reasons.

On the drive from Kargil to Padum, there are striking contrasts.
First, we trace the River Suru through the Suru Valley till its points of origin at the Pukactchik Glacier and the Darang Durung Glacier, then we enter the Zanskar Valley which has the Rover Zanskar which starts from the Darang Durung Glacier and goes on to join the River Indus at Nimmu.

The rivers themselves are a study in contrast, raging white water in Suru, but placid and calm flows in Zanskar in the Zanskar Valley which changes once it goes through narrow gorges in places like Chilling.

The Muslim Suru Valley thrives on river silt and the banks are mostly well-cultivated. We saw lots of Leh Berry plants between Sankoo & Panikkar. Leh Berry is seabuckthorn, which has been found to have wonderful therapeutic properties including longevity. Nowadays, ts nectar is bottled by Godrej, also my favourite and only energy drink when I drive.

It is truly a pastoral life out here. Occasionally, you see women working on the fields which were about to be harvested and there is lots of animal husbandry in these parts - goats, sheep, horses, fowl and cows. All children were in uniforms going to school, never mind it is 2 hours away one way.

Once you cross the Pensi la, prayer flag, chorten and gompa country begins and the Buddhist population is completely different culturally. Even the language changes. Imagine what a life they have - **** off from the rest of the world for over 6 months a year. I did not see even good hospitals, looks like the state of medical care is pathetic.

Looks like they are building some irrigation canals, etc in the Suru River but the Zanskar River remains untamed. Between Purkitchey and Abran, there is absolutely no inhabitation, except for the small Rangdum Village.Rangdum itself sees freezing temperatures of (-) 20 C or so during winter.

Public transport is confined to Sumo taxis - for which you have to make advance booking of seats. We saw a solitary JKSRTC bus on its way from Padum to Kargil (and I read yesterday that the same bus fell into a ravine near Pensi la, killing several passengers).

The only visitors are, apart from stray tourists like us, mostly foreign trekkers seeking to walk along the Rver Zanskar to Nimmu or treks around Padum. Hotels remain open for hardly 3 months a year, the owners themselves migrating out to pursue other business ventures.

Life is tough....but Padum will get transformed.

It is called Leh Berry, comes in natural flavour as well as in mixed form - with mango, peach and mixed fruit. Available in all supermarkets, although supply is very erratic and I have not seen it for the last 3-6 months or so. My preferred drink during my drives since the year 2003.

This is how the tetra pak looks like. The nectar is extracted from the wild seabuckthorn plants growing in Ladakh, processed in a factory near Ladakh (you will see it on the Kargil-Leh road near the Leh Airport) and packaged/marketed by Godrej Foods.
