need help ultra urgent! used zen 2005/2006 model is it a good buy?

well i have lately decided in on the zen 2005 and the 2006 models there are like 3-4 cars with all odo readings less than 40K Kms, will be a good buy if i want to keep the car for next 3-4years?

well the prices of this have recently gone up and they are like quoting around 3lacs for these cars! is the pricing right, when i checked them like 4-5 months back they were only 2lac odd!

and can some one please help me out with the check list for this zen before i make a kill its urgent i need to check them and buy the best out of the lot, as all of these are like hot cakes and they do have other bidders i will need to decide for one by tomorrow, and buy it by tomorrow evening!
