Thanks for sharing your experience -- motivated by it, I too applied for Ekhata. Mine should have been easy as there is no name mismatch, and the acknowledgement does say that I can instantly download my E-khata, but the download page doesn't show anything to download. And, when I try to search for my PID, it says "Due to pending tax for the current financial year, it is not possible to create Form-A/B for this property. Please fill in the tax details and get approval". I'm dead sure that I have paid the property tax already for the current year, so I guess I will not be as lucky as you are and would need to "contact" someone :-(

Btw, did you get a notification once your case was approved by ARO - or does one need to keep checking the website. This info will be useful for folks who don't have simple names like mine.

I had exactly the same experience as @Aviator_guy, with name mismatch and approval in a few days. I did not revive any notification though. The application status was marked APPROVED on the bbmpeaasthi website before I tried the download page. FYI, when you pay the amount for download, the transaction will most likely fail despite the payment going through. Just note down the 'Transaction Ref Number' and try again on the same URL after sometime and you will be able to download it

I did not get any notification of approval. I just happen to check it by chance.

When you applied, it'd have asked you to enter property tax application number and would have fetched your names from the record. Was there any issue during that step? If you have already paid for current year, do you have the receipt? May be you can visit the BBMP office mentioned in the acknowledgement and sort it out.

Sharing some pointers for general awareness in case it helps someone looking for information.

1. Names in various documents should match. It includes sale deed, property tax receipt, aadhar, electricity bill and what's in BBMP record (when you search their system with your ePID or name). This is where most of us get into issues. In my case, all the documents and even physical khata had both me and my wife names correct. But their online system showed a wrong alphabet in my surname. That's why my case was referred to ARO. It looked like data entry error at their end which they would have been able to figure out and approved my application quickly.

2. It is not mentioned explicitly but I believe that if someone already has obtained physical A-khata then the process is much quicker. All it needs for officials to verify is digital details like geo location, property image etc. I believe that would have helped in my case since they already have relevant details in their register.

3. Fill the form as accurately as possible and take help if any field is not clear. I had to refer to my friends to understand what to fill at various places because it was not clear what was asked or why. But that's how our govt system works sadly.

4. We don't need to upload any documents other than property picture. But keep the info handy to fill out the form. For example, there is a number in sale deed somehwhere on 4-5th page which is needed to be filled. It fetches your record from the sale deed in which you have to do aadhar verification.

I had no issue whatsoever in fetching the property tax details based on the application number. I can contact BBMP with property tax receipt but "talking to a govt officer" is exactly what I was hoping to avoid. I already have a physical A-khata for this property, and perfectly matching names on all documents so was hopeful of not going through the grind of "explaining my case".

Thought why not try "turning it off and on again" -- tried to download now and the error about property tax payment disappeared and I was able to download EKhata. Yay!!!!

I have concluded this process. I'd like to offer a few pointers to those in the same boat -

1. Start a few months ahead of the intended sale. Its impossible to ''time'' the market to your needs. You may be ahead or behind in terms of your ask - I know I was.

2. Be prepared for blackouts by the buyers due to various reasons. Most common is not wanting to pay the entire amount by cheque / DD / online i.e. would like to give you cash. It's ok if you are comfortable with it, I was not.

3. Another is some are waiting for a sale elsewhere, its usually best not to entertain such buyers.

4. Yet another is lack of clarity of the intended usage - investment or self use. Again, best to steer clear though in my case the eventual buyer did change his stance after signing the agreement and then I had to work on evicting the tenant.

5. Most buyers are under the impression that the price you have quoted is grossly inflated. Be prepared to hear lowball offers, criticisms about the quality, location, upkeep or anything else of your apartment to get the price down. I even got a few snide comments / insults such as ''you don't know the market rate", "for a 2 bed room, really?", "boss I live in the same sector this cannot be the price'' and finally ''I know your RWA president personally".

6. Buyers will want viewings per their convenience. In this area, its best to comply. My apartment was under rent, I made it clear to the tenant that people will see it and he and I worked out an arrangement for a set 3 hour window every Sunday. I then drove traffic towards that time frame.

7. I engaged 3 brokers and also advertised on 99acres, magicbricks, nobroker just to get leads. I also realized that without a broker I actually cannot do the paperwork after I have a buyer. So I relented and went with one.

8. From start of advertising to finish (paperwork done) the process took about 7 months. You may get luckier, but after getting the buyer expect 60-90 days till its over.

Any idea - how much rent should be paid for a 2 BHK in Tiswadi, Santacruz, Goa. The property is close to the GMC?

Total built up area about 1097 sq ft; with basic amenities.

One of my friends owns a flat in Bangalore. He bought it in resale. In his sale deed and other documents such as the Khata transfer and property tax records, his name is mentioned without the middle name. But, his current Aadhaar card, Passport, PAN Card includes the middle name.

He has done a name change affidavit and also published newspaper advertisements stating that Ramesh Kumar has changed his name to Ramesh Rajesh Kumar.

Name as per Aadhaar card: Ramesh Rajesh Kumar
Name in Sale Deed, Khata transfer, Property Tax: Ramesh Kumar

He would like to know:
  1. Will this name discrepancy cause any issues in obtaining an e-Khata?
  2. Will it affect the future sale of the flat or any other property-related transactions?

We kindly request your guidance on whether any further steps are required to ensure consistency across all documents, or if the affidavit and newspaper publication are sufficient proof to address the discrepancy.

We appreciate your help.

There are two issues here:

1) Legal:
From my limited knowledge, it is not an issue as far as title is concerned. I am not too sure about e-khatha but if I remember the e-khatha details are pulled from the sale deed. This needs checking.

2 Future sale
Once 1) is confirmed, the ease of sale depends on the comfort level of buyer and more important his/her lawyer. First time buyers tend to be fussier about things and some lawyers are also very particular.

So short answer to your queries is:

Dont know - Need to check further. This query needs to be answered by a Bangalore based property lawyer (assuming property is based in Bangalore). Do note that 4 lawyers might give 4 different opinions which will cause further confusion.

I have recently applied and received ekhata so can share some info. While applying for ekhata online, it fetches data from sale deed, properly tax, bescom bill and authentication is via Aadhar OTP. If system does not flag discrepancy in name and allows you to complete the process online then you would not have any issue in obtaining ekhata. However, if it flags name mismatch then you will need to visit BBMP office mentioned in the acknowledgement receipt and meet the concerned person to sort things out.

This will prevent you from completing the whole e khatha process online. Since there is a name mismatch, the aadhar authentication will fail. When this happens, you have an option to select that the mismatch is incorrect. This will then get flagged to the local officer for review and he can decide to pass it based on review. In my case the issue was that in the same deed my wife's surname was not expanded and was just the initial. This causes the aadhar verification to fail, but it was manually reviewed and approved and I was able to get the ekhatha. Did not have to visit the BBMP office. Not sure if any process has changed now, but your friend can try it out.

Old vs New construction Purchase Conundrum

Hello guys, this is a slightly different question than what we are used to seeing here.

Me and my family (total 6 folks) have been living in our flat in Mumbai since 2007, back when it was newly constructed. Since our family is expanding, we require more space.
Originally, we planned to sell this off and buy a larger apartment in the same locality, but the issue is that all the newly constructed buildings are priced approximately 30% - 40% higher than our building. For example- a 1000 sqft ( 3 BHK) apartment is 5 crores in a new building only 300 meters away from us but only 3.5 crores in my 18 year old building.

Benefits of new construction are more amenities/ better social appeal and enhanced security but maintainance costs also becomes 3x.

So now we are considering purchasing an additional flat in our very own building.
What are bhpians opinions on this?

I would also advise you to purchase another flat in your building, if one is available, rather than selling this one and buying a new property at a higher price. Your current building is almost 18 years old, and there may be an opportunity for reconstruction in the near future. You could then receive a new flat at that time and be in a better position to negotiate.

I have been in this situation but decided to move to new bigger place.

You yourself have written down the benefits of new constructions so I wouldn't repeat the same. Another benefit of moving to new place is that you are able to connect and network with new set of neighbors who are closure to your current status.

While the downside is also there, you lose your old acquaintances and the comfort of "known" but since the new place is going to be closer to older one, this problem can be taken care of by remaining in touch with them.

Old properties stops appreciating after 10-12 years and the valuation may start dropping beyond certain stages of building life cycle. Although I am not one of those who consider the house that they live as part of one's networth.

Anyone has any recent experiences to share about DS MAX? I am aware they are not reputed nor are counted amongst the Tier 1 builders in Bangalore, however wanted to check the overall feedback in terms of quality if handover stuff.

Looking at their Skyfields project on Soukya road for now.
