The network part is true. Else they will not be able to survive. Agents also post as individuals.

I was had taken some details from the ads put by magicbricks.com. They kept calling me that saying their person will come on x date at y place to see the flat. But never turned up.

But in all this, I did come across a couple of brokers who have responded much better than others, one in JP nagar area and one more who is working out of BLR east (Sarjapur / HSR etc).

I dont mind paying a full month's rent to the broker but most of them turn out to be, "this is very good, you should rent it" types. The place i live now was from a good broker who after couple of weeks called up and said "i think you might like this place" and I did. Not many brokers are like that.

Came across a new project on ORR near Bellandur from Nitesh Estates called "Cape Cod" . Anyone here had a look at that ? Called them a while back, completion would be 3 years from now, and rate the lady mentioned is 4250/sq ft :Frustrati

Cape Cod looks overpriced - 4250 rs psf * 1280 sft(2BHK) + 12 Lakhs additional amount for car parking , registration, tax , maintenance, club charges, electricity water and the total inches to around 70 lakhs for a 2bhk without including the floor rise.

And it seems there have been quite a few bookings at this price:Frustrati

what more to say , prices are getting higher n higher...the bubble is getting bubblier i guess

I am planning to construct a house in Bangalore. Anybody have suggestion on a good architect, who specialize in contemporary houses?

Which area are you planning your house in ?

That is the intention. I already discussed with 2-3 architects. I liked the work of one of them. But I would like to meet at least a couple more.

I have approached brokers, but somehow the land available on show did not match up to my expectations. The owners were asking for a significant amount in black, which I was also not ok with.

If you are Ok with agents, try calling 'house masters' at Mosque road in Frazer town they are in the business since long & might be able to help you. There was a good gentleman called Ansar at house masters but am not sure if he's still there worth a try IMO...
for your reference - One of my acquaintance lives in a 2BHK flat in Frazer town for 17k

Well thats been a pattern here- what looks overpriced gets booked and then the familiar- all sold out dialogue
Its hard to understand but the reality is that bangalore has a huge appetite especially since we have so many guys sitting onsite who want to buy something here and come back to live here.

They (house masters) happen to be my distant relatives as well.

I inquired for a Ready to Move in Property in Neharpar Area in Faridabad in BPTP.
I quite liked the area, its close to Sectors 14 15 16 17 which is pretty good for me.
The dealer insisted on going for BPTP Princess Park if I wish to live here.
Can somebody throw a light on the-

Electricity
Water Supply
Sewerage system?

Is it worth living there?
I am looking for Ready to Move 3BHK + Servant in Princess Park by BPTP.

On reading it means that you cannot sell a property unless you have registered it!
Very major decision! So if this is true then you may expect that number of people doing flat/apartment/site squatting on the basis of only sale agreement (with the intention of selling the flat at higher price later) will decrease.
It categorically states that from now on, SALE AGREEMENT is no more a legal document and only SALE DEED is.
