Dear Friends,

Need your help in deciding on an apartment with private terrace.

How do the UDS is calculated for an apartment with private terrace?

For example, assume that the apartment size is 1400 sq ft with a private terrace of 150 sq ft. The private terrace is charged at 50% of flat cost (Assume cost per sq ft for the apartment is Rs 4000, the cost per sq ft for the private terrace is Rs 2000).

Now the builder is giving me 28% of total flat size as UDS.

Now for the above mentioned size what will be my UDS?
465 sq ft (1400+150 sq ft) or 445 sq ft (1400+75 sq ft)

Help needed with finding a rental apartment in Mumbai!

My sister and BIL are moving to Mumbai next month because of job transfer. The office is near Mahalaxmi studios, Lower Parel.

Could you please suggest what locations should they be looking at to rent a decent 2BHK apartment? Budget is 40k.

BIL doesnt want to travel by local trains, so looking for areas from where he can drive to work in less than an hour.

They can look at Eastern suburbs (E.g. Chembur). With Esatern Freeway, he can drive to Lower Parel in 1 hour.In taht lcoatlity 2 BHK should be available in 40k in decent societies.

Folks, I am a guy looking for a flat in Bangalore.
I do not mind commuting upto 25 Kms.

All I want is that kids's school down the line (may be in next 2-3 years) to be within a 5-6 km radius from flat.

Where should I be looking at?

I have a middle class man's budget of 60L :(.

Please suggest.

You could look around AOL on Kanakapura Road. There are lots of projects from well known developers, and you could get one around your budget.

Do you have any area in mind ?? Where do you work ? Entire Bangalore would be a little too big to zero down !!!

How is the real estate market in Bangalore now? Have relocated back to kerala and have couple of house plots in outskirts which should actually be sold if a reasonable appreciation is there.

Any pointers would be helpful.

Guys,

I own a 3BHK apartment in Yeshwantpur area, 2 minutes walk from Metro Station. Also, it has a double (covered) car park.

What kind of rent can I expect?
The flat is semi-furnished with basically wardrobes in place.

The builder is Vaishnavi and it has the regular stuff like swimming pool, walking track, club house, 24 hour power back for each apartment and common area, etc.

The stretch of Outer Ring Road between Iblur junction(surrounding areas like bellandhur, kaikondrehalli, haralur, hsr) and Doddanekundi is around 12kms. You may look at this stretch for the following reasons:

1.) Numerous companies set up across tech parks (e.g.) Vrindavan Tech Village, RMZ Ecospace, Pritech Park, Intel, Cessna business park, Prestige tech park, Bagmane tech park.

2.) Schools on Sarjapur road.

RBI has mandated only 75% funding for properties over 75L (and they mandate the exclusion of all charges/regn feeswhich are not "re-saleable").

Something like this completely kills a middle class person's desire to buy a decent 3 BHK even 40-45km from city center (e.g delhi) because he needs to put easily 50L cash down for a 1.5cr property. This is madness.

No wonder gurgaon prices have been softening.

Someone aspiring to buy 1.5 crore worth property with almost equal amount committed in interest (spread over few years) is NOT a middle class person.

Just to give some input here, one report by McKinsey published few years ago mentioned middle class to earn less than 90000 Rs with estimate that in next two decades(2027) the middle class income would become about 200000 p.m.

If someone takes a loan of 1 crore the minimum EMI is around 1.1 Lac p.m. for 15 years. How much more EMI can middle class sustain? Hence RBI steps are rather logical in a way as they rationalise the spending power basis income group. Else we would be discussing Indian RE mortgage crisis in few years from now.
