Different ways - but basically through inquisitive (read: pesky) questions on the marriage and the other-half. Starts off nonchalantly with general topic questions; with marital related questions inserted. It's like a litmus test; with the assumption the couple is married but the Q&A validates that assumption. It all depends on how jobless / inquisitive the neighbor is. The stronger the assumption; the lesser the questions.

I am in the process of applying of eAasthi for my apartment. For the photograph required for the application, should that be the photo of the apartment building or a photo taken for my flat from outside the front door?

Hello T'BHPians,

I am looking forward to buy a flat in Bangalore which would strictly be for self use. This would be my first house purchase and I have zero knowledge. I checked the listings on various property websites. Visited a couple of upcoming projects in Bangalore East and South and found the market to be very inflated.

For e.g. I found a resale Prestige property in Kanakpura Road, a 3BHK 1600sqft flat. The owner is not willing to come below 1.85cr. This property is near possession and the flat is brand new.
Similarly a 2.5BHK in Prestige Southern star for which the possession is Dec-29, and here the current price is b/w 1.75cr - 1.9cr.


My questions:

Am I house hunting at a wrong time or the current prices make sense?

As this would be my first house purchase, what are the things I should consider when buying a house? Like near to metro station, builder, property age, etc.

Is there any chance that property prices will reduce marginally or stabilize? Because every builder/agent/buyer I spoke with says it's highly unlikely. In fact they assure me that within a year the prices will be up by another 20-25%.


Any suggestion or recommendation would be extremely helpful.

It’s never a wrong time to buy property. Prices might seem inflated now, but five years down the line, it will likely feel like a good deal that you missed. That said, real estate always moves in cycles. My assumption is that property prices in Bangalore will stabilize over the next 5–7 years. This is similar to what happened between 2014 and 2019.
Prices are already in crores, and given the current market conditions, salaries aren't rising at the same pace. South Bangalore is much more livable, and the prices are comparatively more affordable.

Take your time to find a property that meets all your requirements. Don’t fall into the "Fear Of Missing Out" trap.

Experts - I have applied for the khata transfer from builder's name to my name and since the property is in gram panchayat area, I had to submit the application in writing supported by relevant documents. I am told that the entry in mutation is done and the transferred khata will be available by first week of May 2025.

Now the difficult part is the new khata certificate will need to be downloaded by the SDO who has hinted a bribe money. How do I handle this? I have the property taxes paid. I am told by the society fellow residents that they have paid the amount no questions asked.

If this is a residential property why do you need a khata certificate ? I thought khata no is applicable only for agriculture lands.

Also khata certificates can be downloaded online in my opinion (atleast in Telangana and Andhra it is)

Whenever I see super hyped up real estate prices there is always two factors behind: corruption money or stock market. Create a very average company (e.g. mama earth ) hype it crazy and then do an IPO. Or create a complete fraud (e.g. go mechanic ) Now you have 1000s of crores. Invest in real estate. Finally the little guy on the street will foot the bill.

Thank you. I am just shocked to see good builders asking Rs.15,000+ per sq.ft for an apartment which would be completed after 5 years. It wasn't the case just 2 years back.

Another question is that, as I stay in a rental, is it advisable to buy a property and wait for it's completion? Or spend extra money and buy something which is a resale unit or near possession (6-8 months) and vacate the rental.

In Karnataka, agricuture land needs the RTC (called as pahani patra) while Khata is a book entry in the corporation/municipality recording the land and builltup area that serves as a basis for calculation of property taxes. The BBMP(Bangalore governing body) even now has a physical ledger (hand written) that is the basis for their tax revenues. It is only recently they have started to digitizing and reconciling the entries.

AFAIK Khata certificate is used for residential property as well. Infact it is one of the important documents required for many other processes like BESCOM name transfer etc.

Since this is not in Municipal limits but in gram panchayat, online is not an option.

We bought a resale flat within Bengaluru BBMP limits in 2020. Due to various reasons, never got to the Khata transfer process. I have been paying the property taxes regularly. Now that the automated eKhata process has started, I am not quite sure where to start.

Do I get the khata transferred first or do I get the eKhata and then transfer it? Or some other way. Any guidance on this would be a great help. Thanks in advance.

I would suggest you upload the documents as part of the eKatha process and since there would be a name mismatch you'd have to visit the local revenue office and meet a case officer/ARO to get it rectified.
Had a name mismatch issue for one our property and was it rectified via above route (The katha had a mismatch in name vs the Adhaar name). Needed only one visit to explain our case to the case officer to get the eKatha issued.

Are you not keen to buy an independent house? Why pay in crores for a flat when you can buy a home on a BDA plot for the same price?

Since you are buying it for self use and if you can afford it, go for a ready to move in property. There is no point booking and waiting half a decade for your house. A lot can change in that time. Enjoy your stay at your house from today. Saving on rent is just an added advantage if you move in today.

Also prices seldom come down from what I have seen so far across multiple cities, builders have deep pockets to slow down construction and hold on to inventory if the market is not favorable. It will only go up fast or slow or at best stagnate.
