Update:
It took lot of effort to finally vacate the tenant. These are the steps I had taken
- Take Society's support and get a letter from their letter head
- Luckily he did not pay water and maintenance. So they had started cutting water supply
- I stayed in the city for a week, persistently called him and vacated him. I think he was annoyed to get my calls 8 times a day for 5 days continuosly
- There was no force used. (It is against law)
- More important is that I took the Society president and spoke to him multiple times

Lessons Learnt: 1. Tight Agreement and have tenant only by solid reference.
2. Have good relationship with Society people. Their support is required
3. Dont go through legal suit. It could take decades.
