This is a very interesting thread. Its not surprising that auto enthusiasts share similar passion & interests on topics outside of automotive subjects Its a great project @tazmaan and trust me this would be more full-filling than a career accomplishment. Congratulations!

Here's our small story!

We picked up a small farmland <60 mins drive from our home bangalore, along with a neighbour friend from a realtor who was selling various sizes according to peoples interest and budget. This was just pre-covid and as others started buying around around us as the realtor had about 20 acres, its almost a community now with shared interests. I had similar plans of making double height ceiling ~ 3-4K sft steel construction, with large open windows and natural lighting, but kind of put it off for now considering the costs involved in bringing material to this area and availability of local labour.

This land was not farmed or developed for over 35 years. Through covid years, we slowly made smaller improvements, people around built brick and mortar structures, but we chose to put a fully factory made furnished 20 foot container so for now comfortable for a cozy weekend with music, singing, beer and barbeque!!

The last 1.3 kms from the main road makes it a good off road stretch during rains, vehicles including a Thar 4WD getting struck - we bring in JCB to get them out the group comes together to pool money and fix this stretch from time to time. Since we are adjacent to a reserve forest, frequented by elephants, mostly a single tusker or a group of 3 elephants. They happily walk through our fences once in a while. My neighbour friend though lives there pretty much, with a pack of 6-10 huge indian mastiffs(bully kutta)and he has built a 2 floor A - Frame structure with brilliant views of the reserve forest with breathtaking sunsets.

@tazmaan looking forward to seeing your finished setup, probably insights on the total project cost. Sometime in the future we may get to making one in ours!

Probably a bit late, but never too late.

Many people compromise and or overlook this aspect. I hope you have not.

Ensure you have an all-risk insurance cover for the entire project including the workmen.

Hoping to see you finish this pretty soon within estimated budget and time line.

Yes every worker is insured under workmen policy and so is the material supply. Once house is ready it will be insured as well.

Your location looks good too. I had also planned to get a container initially for the pump room but the workers from my brothers factory made it from scrap and supplied it at the site. Wish you all the best for your project.

Congratulations tazmaan.

4 yrs ago had purchased a farm land 40kms outskirts of Hyd, built a small home there using GFRG based construction. Planning a little extension for an outdoor seating cum get together point, the PEB was on my mind for a while, will follow you now to see how it turns out. All the best and congratulations again.

Congratulations, my 2 cents, try to workout a solution to fix the approach road, it will help a lot during construction and for transportation of interiors. The sooner its done, the more value it will add and save on time.
You have alredy completed the toughest part I believe. ��

I have been associated with road construction, both as a designer and as a project manager for construction. Off the cuff, rural roads should cost about 4-10L/km so you can get the 1.3km road done up for max 20L ideally 5L. As long as a few of your neighbours pool it will be worth it.

The basic road work should be :

. Excavating and grading the path.
. Compacting.
. Laying subgrade (selected soil), compacting.
. Laying stone base (40-60mm size), compacting.
. Top coat, can be one layer or two bituminous (DBM and BM), or else just compacted gravel.

To get the best rates, you will have to approach a contractor doing road job within a few kilometers of the farmhouse.

Both of us have few posts ( less than 20 that is the minimum for PM enable feature)
i have been long time lurker member.

It's easy to fix the road but some part of it is forest land and no one can touch it. I put 2 trucks of bedding stones in monsoon and had a hard time from the forest department. Good news is the Road has been sanctioned as metal (stone without tar) road and a budget has been released. Forest NOC has been given by the forest and the work will start soon (Hopefully in 6 odd months)

The work is progressing well. Exterior walls have started taking shape and the staircase is complete. The Swimming pool work is on, waiting for the vendor to lay the plumbing so that the raft and the walls can be cast.

The roof sheet is taking time due to four sided slope and sandwich puff panel thickness. The wastage is also very high.

Congratulations @tazmaan. The site is beautifully located and I'm sure the home will turn out pretty too. Keeps us posted on the progress. A couple of queries :
1. How does the steel structure behave in regards to expansion and contractions due to the temperature changes?
2. How is the floor of the first storey made and what about the vibrations and sound?
Apologies in advance if my questions are too naive.

A small video of the Roof work. The video covers process of installing 30 mm insulated puff roof sheets. The top color is terra-cotta and bottom is white finish. Being a 4 sided roof there was a lot of wastage but the end result is worth the extra penny. The roof is cantilevered out of the building by 5 feet on all four sides. The last drone video is pixelated need to work on the settings.

1. Steel expands and contracts differently as compared to bricks and concrete. The wall will have a mesh near all steel members during plaster to minimize cracks. But the saying goes concrete will crack sooner or later.

2. The floor of the first floor is RCC concrete. The casting is scheduled for tomorrow will share the pics here. Once the concrete is cast the vibrations will be similar to RCC building. The deck sheet is installed only to save time and have a consistent finish as compared to wood shuttering work. Further the cost is same as compared to labour for installing ply wood and casting the slab. This will also free 14 odd days since there is no support required to the bottom of the slab while/post casting allowing me to start electrical and other work on the ground floor.

Latest Update,

The first floor Slab is finished and the brick work for the first floor has started.

Swimming pool RCC casting is finished.

The Ground floor walls are complete and concealed electric piping has started.

Marble window frame first stage is complete for ground floor.

Plumbing and internal plaster will start soon once the concealed AC copper piping is installed.
