Call in the professional pest control folk. They will treat the wood and even inject their chemicals into the walls.

I'm sure it is all very poisonous stuff, but it does the job. You should even get a warranty.

Have a leak in a water pipe running across the house. The plumber says the whole floor will need to be dug up and then the pipe replaced. Anyone know of any easier way to do it?

Have seen some articles about relining or trying to find the leak and then localising the digging part.

The house is 15+ years old

I see the wood is unpainted? If so, apply two coats of anti termite primer(Allow to cure for 24 hrs) followed by enamel paint. That should fix the problem

These are unused ones in the storage (few door and window frames). Which product work well on dry wood termites?

Products off the shelf I don't know: we have only used pest control guys with their own bottles.

Beware: your frames may be in storage, but if you have termites around it is probably only a matter of time before they are chewing up your house woodwork etc

This does not look like the work of termites. More like some flying insect. Termites usually eat wood and form a soil / mud cover over the wood.

Here is the result of a termite invasion in our home. The house was not occupied for an year due to the lock down and this is the result.

We used above spray to stop them from spreading.

re: Home Construction / Makeover / Maintenance Thread

Hi
Can someone help me with the prevalent price per square feet for carpentry work in Bangalore?
This is for making office furniture with plywood and laminate including fittings mainly tables with drawers, cabinet storage and a large front reception desk with some wall paneling work.

Thank you
Gautham

Our neighbour just recently got the work done in their apartment. The carpenter quoted approximately 2200 per sq ft. Veneer is likely @2600 per sq ft.

Do check with others too.

So relining is often done in India with Sewer lines and for buildings. New buildings now have underslung piping for preventing exactly the issues you mentioned.

Is it the water supply pipe which is leaking or something else? I will then ask a friend here.

Alternately, you could check with an architect/ civil engineering person involved in buildings if this is possible for your specific case without major breakage.

Thanks. Yes this is a standard GI water pipe connection to the kitchen and runs under the living room floor.

re: Home Construction / Makeover / Maintenance Thread

Experts,
I have a strange seepage issue in one of the bathroom walls.
My house is on the 1st floor and there is flat one above mine.
As seen in the snap, only a small patch of the wall remains damp.
The ceiling seen above has a storage above it and above that the upper flat floor slab. The seepage is only seen in the patch marked in the pic. Nothing along the edges. I checked the wall and ceiling in the storage area above and it is perfectly dry. There are no pipes running in this particular section and no pipes on the outside walls as well. This damp patch comes and goes, sometimes it is almost dry and then its damp for some days.
Can someone provide probable causes?

I bought Beyers premise, mixed with water, and sprayed on the frames last weekend (I wore mask, safety googles, and gloves).

Water might be seeping in through the small gaps between the floor tiles in the flat above. Request them fill it using sealant.
