The guidance value and the market value no longer differ much in most areas so you can use the govt rates for a benchmark. The builder quote will always be higher than this.

Guidance value is available online. Do search. There is info area-wise, and for diff types of properties.

Large projects with more than few hundred apartments will have lot of transactions and online listings on a regular basis. The price band is very narrow and easy to get an idea of prevailing prices. Use this as the reference to judge the prices of other properties in that neighbourhood. I would say engaging an agent is a good idea, especially for a buyer. they charge less from a buyer compared to a seller and they can give you many options including pricing info - can help you find a hidden gem especially if you are not from the neighbourhood and not limited to popular large projects.

Friends - Any inputs on the Builder ‘Good Earth’ in Bangalore? They seem to be coming up with a project near Kengeri. One of my relatives living overseas is checking out. Inputs will be greatly appreciated.

A colleague mentioned this project recently. I returned from Bengaluru yesterday after having bought a resale apartment by Sobha developers. I got tired of the games played by builders of new apartments. Lots of promises with vague time lines and delays of 3 to 4 years.

Just speaking to residents for half an hour I found 3 sellers, saw the homes and finalized agreement in a week. In my humble opinion, we need to stop buying apartments before the project is completed, and fall for paltry discounts and empty promises. Buy it, when it's ready to occupy.

Best reference is the whatsapp group the owners of a complex are on. If there are 5+ apartments for sale in a 1000 apt complex, no guidance value matters, bargain directly with the seller and close the deal.

Guys,
Looking for opinions on the problem faced by my parents in Chennai

Our house is in a blind end/alley of a fairly wide street that attracts a large number of external cars that get parked over night. We have been living here for many decades; and over the years, many of the independent houses in our street have been converted to multi-floor apartment with limited parking options. So finding street parking becomes a problem that we see live outside on a daily basis - random/unknown vehicles get parked outside; at times even for several days. Many of these cars are owned by people who live in those apartments and / or their guests. We don't have a fix to this issue and have learnt to live with it.

As shown in above picture, at the end of the blind end, we have a small (~400 sqft area) empty area that houses a transformer; this is government land not owned by anyone. Two independent houses that officially are part of an adjacent street (say XYZ) have their back/side to this empty plot. Now both these houses are being broken down and converted to multi-floor apartments. What they have done is made additional gates that open up to our street (shown in red arrows). One has already levelled / cleared the ground (on the govt area) so that a vehicle can enter easily via our street.

Basically they are intending to have access to both streets/lanes. Now honestly, this wouldn't have been a big concern earlier (when they were an independent house/one family); but given the situation already seen due to other apartments on our street, we expect additional cars from these two adjacent street apartments also lining up in front of us. Plus their street/lane is really narrow so there is no doubt on where the extra cars are going to be parked.


Officially (we believe) they can't keep a gate opening on this street since their plot/house is not part of our street. But we are unable to escalate this to the local officials - the question is under what law/mandate do we raise this issue. Our two neighbors are in agreement on this upcoming issue but face the same Q. Any guidance on this? We want to document/escalate this officially before the apartments construction is completed.

The only point here is that they are trespassing on the DISCOM property, but the DISCOM has to take action. Cant object to them having a gate this side just because their property does not have direct access to your street.

example: Dollars Layout here in JP Nagar. Vaishnavi builders has built a "bridge" over a storm water drain. Another property on the south, though part of Doresanipalya has also done the same. Both now have dual access.

There is a chance if you have sufficient pull in the DISCOM, but you know builders. Or if people can park next to the transformer area to block access - will have to be done from now - but the parked cars will be moved sometime. And nothing to prevent vandalism by devious minds.

If you have to move officially, you need the master layout document that the land is left open for transformer. Generally it will be designated in the layout approval plan as there was no concept of formally registering the land for tneb. It will mostly be designated as open area for common purpose. With that you along with your neighbours need to submit a letter about this to the local Thasildhar (revenue) office. If this falls under corporation limit, it will be Mandalam office. Request them to fence off the place to prevent encroachment.

If you want to move unofficially, get your local councillor involved (since your parents live there for long time) and ask him to do tree plantation drive in the open space. This will take care of it. This is how we addressed similar issue 20 years ago

Wife and I planning to buy land (preferable with house already built) in and around Hyderabad. Looking for suggestions for long term investment.

For context -

1. We are not planning to live there and it is purely for investment purposes.

2. Preference to proximity to a metro (or planned metro)

Our friend is moving out of their house in JP Nagar 4th phase. It's a large, very nicely done duplex house with a small garden and one large car parking.

If anyone wants to take it up, please ping me.

The house is built with bricks and hollow-bricks, and has tiled shades outside. Plus a small work-room in one corner of the plot (access from outside), and garden all around. Plus a nice sit-out in front.

Anyone with any update on TE’s In that quiet earth? Their starting price for 2BHK has gone up from 99L to 1.53L. Also, there’s Sobha Victoria coming up on same road. Which do folks from BLR think is better investment? Any other 3BHK+ apartments in the North BLR one should look for?

Anybody here checked out Brigade Valencia near Narayana Hrudalaya? Is that on a lakebed? They have fenced the area where construction is happening but when I tried to peek through could see a lot of water.

If the gmap location is correct, then locating that spot on topographic map, it looks to be a low lying area.
