No there is no rate revision, I inquired this morning. He was talking of some error on their side.

So the documents are ready, I have to pick them up.

There was some hassle in the beginning, they did not point to the proper person, he asked me to contact her, she asked me to contact him.... BP rise.
I was asked to make a mail request for the documents, which I did then i went to my hometown, after 3 days i come back and she says she didnt get the mail request. Couple of more tries, I get fed up, she's not getting my mails, BP rise. Finally she gets it, things are on the right track.

Any info on gated community plots in Bangalore? I 'm looking for a plot in the range of 2400 to 4000 Sq feet around Hennur/Marathalli.
I know Spitfire was looking for a plot size of 4000 Sq feet around Marathalli. Any idea about the prices please?

Guys,

A very urgent one, as i am going to make a decision in the next couple of days.

SJR "The Pavillion" on ORR - 74 apts in total in 1.xx acres of land

or

Salarpuria "Greenage" on Hosur Road (6 Star CRISIL rating) - 1800+ apts in total in 20.xx acres of land

Some facts -

1. Both work out to be the same nett. cost

2. Amenities are way better and more in Greenage

Some questions -

1. I've seen Salarpuria's projects and i felt their construction quality is quite good. How good is SJR ?

2. What's the general outlook about these builders interms of "Peace of mind" and "on-time completion" ?

I know aboutr SJR, they are kind of cheaters. Take example of SJR watermark. Their build quality is OK, nothing great.

If you know salarpuria is better builder then go ahead. BTW how much is PSFT price they are quoting?

Hi,
I am looking for an apartment on Bangalore east from some time. There is an apartment for sale in Brigade Paramount on Old Madras Road Opposite RMZ infinity. It's a 2BHK 1420 SQFT, building is 2.5 years old and owner is quoting 65+ reg. How is the price quoted for that area? , I've heard there is water shortage around that area. Anything else I need to check apart from Legalities of the documents?

Stay away from SJR!!! That's the best advise I can give as an SJR apartment resident.

Huge deviation on delivery commitments
Pathetic build quality (I wonder if the building will last even 10 years without involving heavy maintenance)
Over-sold Car Parking
Water/Sewage Leakages (Car parking, bathrooms, balconies)
Sub-standard tiles, sanitary fittings
Club/gym facilities which failed within one year

Salarpuria is slowly moving into premium territory.

I was checking SJR Luxuria. Complex looks nice. But ventilations on only one side for the 2 BHK's. The plaster on the beams seemed to have less cement than desirable. This is a under-construction one, so no idea yet about the water leakages etc.

Visit the site, take someone who has already bought an apartment with you. That would be the best assessment.

I was supposed to get my new flat registered in Bangalore in October, got an email from the builder saying that the property guidance value has been hiked from 27th September and I need to shell out more money.

Can someone confirm that the guidance value has been increased. I'm not able to find any confirmation of the same.

Yes this has happened. There was a news article in Times of India yesterday.

Yes, the news was in the TOI, and the proposal was also reported earlier.
What is the extra amount you would need to cough up? The way prices are rising in Bangalore is kinda worrying.
