Hi Guys,

Any feedback on Ramky group? Got to know that they have had majority of their projects in Chennai and other parts of TN.

They have a project under progress on Doddaballapur road called Ramky One North. The "B" block construction might have just started. They claim the possession will be in 2014.

Is it worth investing? Your inputs are really appreciated.

  • I think I saw this last year , Problem is that area was not yet fully habitable yet and the rate quoted was same as buildings in better locations.
    I do not recall amenities like swimming pool , tennis court etc.
    Have a look at location and check price and take a call.

There are two more options if you are interested in and around Sarjapur road.
Assuming your budget is around 3.5 to 4K per sq feet ( similar to ND Laurel)

1. Oceanus Vista Phase 2 :
Vista project was under approval for past 3-4 years and going at snail's pace but now all approvals are through and phase 1 is done till 2nd slab.
Ongoing rate is around 4000Rs amenities are good.

2. Confident is launching one project on Sarjapur main road near to Wipro Corporate office and quoted rate is 3900/- , Location is good but Confident projects are mostly value apartment with very few amenities so check about this.

Anyone check out Salarpuria Sattva's Magnificia on Old Madras Road in Bangalore? What do you guys think?

5950/sq ft is ridiculously expensive though. But the location seems outstanding.

I have come across a new project by the name Urbana at Devanahalli Road, 5kms from the International Airport. If Banglore members can give me some idea on the following, it will be helpful.
- Is the builder reputed?
- The spiel says that this is an upcoming location and will be in close proximity to various commercial establishments and offices. Is that correct?
- Is the price of 2990/- per sq.ft. reasonable for this location?

The amenities definitely look great. I have a detailed brochure of this which is an 8MB PDF file, containing the floor plans and all, but am not able to upload it here.

I had finalised Century Marvel and paid up a substantial portion. The Agreement to Sell contains a clause that says that the builder may develop adjacent plot(s) and the amenities of this will be shared by the adjacent plots as well. How can a well known builder AFTER charging the buyers of Marvel full-fare for the building and amenities also ask them to share the amenties with other apartment blocks also charging them full fare?

I thought this happened only with small builders who reserved the terrace and further floor rights and such like.

Will be cancelling my allotment. They might agree to cancel that clause in my contract, but it will remain for other buyers. Dont want heartburn later if they say that they have majority approval and my vote anyway doesnt count.

It doesn't matter big or small. Read up on Sobha Lake View Club House.
The fight is still on with Sobha to not allow club membership to outsiders. This after paying some 2 lakh odd per flat (by 5 apartment complexes of some 200 odd flats each).
