That is one of the ways. I have confirmed that if I obtain collector approval, I can buy Agri land legally without being a farmer. I can construct a farm house after that.

I would stay away from any such builder who promises freebies with the apartment. Anyone remember Orange Properties, which were all over the newspapers and FM channels with their ads? They promised helicopter rides from their properties and what not!! Now, they don't even exist!

While it is so, I dont think it is clear/simple. A similar case was when AB senior figured in a complaint over a non-agriculturist buying agri land.

Karnataka has this option of allowing non-farmers to own farmland (as first time agriculturists) if a person buys land that is auctioned by the Government.

SJR Prime corp is coming up with a new project named Plaza near by Wipro corp office in sarjapur. Location seems to be good. Priced around 4100/SQFT

Perhaps going off-topic here, but as per my information, there are only two states which have this restriction - MH and KA. AB bought land in UP or somewhere north where they do not have this restriction.
So, it was a politicized case.

Recently, when we were purchasing land, there were many who were selling agriculture land, some of the sellers were quite popular. One of them told us that this is the method in short; first they register us as a farmer in some other state (can't recall, but it was MP, UP or some state in that region) and buy a very small piece of land there. Once you became a farmer, they then sold you the land you wanted to originally purchase (this is in Lonavala). Seemed shady so we skipped it.

Nothing shady there. It is a work around and perfectly legal.

Selling a house in Hyderabad

Hi folks,

I am looking to sell my 1600 sqft, 3-bed, 3-bath apartment in Kompally Hyderabad. Can someone guide me on the current prices there? I was given a figure between 2500 to 2700 a sqft. Would that be a good estimate?

I agree, I know of a person, very close to me, who did this at Mysore.

He identified a piece of Agri land at Mysore, fixed the price, got commitment, paid the advance without any paper work. Then he drove 80 kms, crossed over to TN, found a middle man, bought an acre of land on a promise that he would re-sell it again after 2 years through the same broker, got all the papers done in a week's time, and to be extra cautious, he got the Mysore land registered after six months.
He now enjoys more than 10 acres of Agri land very much in KA. Also, there seems to be a lobby for this on the border districts of KA where people have catalysed the whole process in consultation with local governance.
it works well

A close relative approached me for some financial consultation not bcos I'm some guru, but because he's lately seen me dealing with some property/financial matters at home. And it really spun me into thought.

The investment amount is about 70L (give and take). And he says he's not sure about whether he'd like to purchase an APT in Bangalore or a LAND or something else altogether.

IMO putting all that money into an apartment may not really be an investment as much as it would be in case of LAND. But then with the real estate mafia so ACTIVE and AGGRESSIVE here in Bangalore, is it really safe to go that route?

Or would the safest option be a row house plot within a gated community?

I'd like to hear some opinions.

Hey friends needed an advice here. I ve got an offer for a job in Malpe, near Uduppi. I will be joining mid next month. How is the real estate scenario in these parts? I mean the rentals and stuff. My wife would also be looking for a job and is most probably to land one in Mangalore. So the stay has to be somewhere closer to Mangalore as I would then be doing the bulk of travelling. Which places should I look out for considering the fact that it should not be too far from Mangalore and also should be at a distance from Uduppi that can be traversed daily.

I will not be transferring my car as of now, only the bike. So Bike can be one mode of transport for me. I am also open to travelling by bus. How are the services in Mangalore Uduppi route? Is it doable on a daily base specially if I ll be staying as close to Mangalore as possible since I dont want my wife to be travelling that much?

Bus connectivity between Mangalore and Udupi is excellent. You have express buses every few minutes during peak hours.

Express buses run between Udupi & Mangalore every 3-4 mins. The state transport runs a Volvo AC bus every half hour. Malpe is 5-6 kms from Udupi . You will have to shift to a city bus from Udupi. Total travel duration should be about 1and 1/2 hours one way.
I am not sure about the rentals but I guess should be anywhere between 15 to 20000 for a 3BHK apt in Mangalore and 10 to 15000 in Udupi.
