It's wood boarer called ghun in Hindi damages wood in few years.

Very hard to get rid off but try coating surface with proper chemical targeting boarer mixed in kerosene.

There is a small correction : It should be as follows:
Mains in: -> Fuse -> Meter -> MCB -> SPD in parallel with the MCB -> Rest of the house circuit.

It is just that fuses come before the meter as the meter itself needs to be protected by a fuse. Somewhere something has to break the circuit if there is an overload of current. The EB fuse carriers usually are rated at the full capacity 30 A each.
That won't protect your light circuit - hence the individual MCB.

For the regular floors (4 floors) fix one rate based on the total Built-up Area with a discounted rate (50%) for balconies / verandahs

For the stilt, negotiate a lower rate as there are no internal walls and cost of finishing etc is lower

Negotiate structures on the terrace and boundary walls separately as individual components.

If you are willing to go through the effort, try and do an Item-Rate Contract instead. It is a much more accurate, fair and fool-proof system. Get a proper BoQ made for all works.

I have a perennial problem with one of my bedrooms which has water seepage on the roof. Every alternate years, I apply water proofing paint from Dr.fixit and it starts leakage within 2 years.
The contractors I checked with suggest elastomeric roof coating. Dr.fixit chap suggested some other solution after a site inspection.
Are there any reliable agency in Chennai which will do the elastomeric roof coating without costing a bomb ?

Any help will be much appreciated.

Can anyone tell me what is going rate of painting labour contract per square feet for nee construction in Bangalore ?

I got quote of 11 Rs psf for putty + 2 coat of paint from one painter does it look reasonable?
Also for exteriors scaffolding cost is not included in this.

Elastomeric membrane with geotextile fabric reinforcement should last. I got quote of 70rs per sq feet labour + material in Bangalore.
The method told by one agency is as follows
1. Grinding/ cleaning of surface
2. One thin coat as primer
3. Two coats applied in cross.
4. Geotextile such that it gets stacked by top coat and stuck.

Material cost
1. STAR ENIROOF EMB BLACK(20KG)
Price:243/-per kg
20x243=4860/-
Including gst:5734/-

2. BASF MASTERSEAL HLM 5000
Coverage :140 sft for 22 kg
Price: 330/ per kg
330*22=7260

Including gst 18%=8566/-

BASF is supposed to be superior in quality.

Coverage in one drum of 20KG is approx 140 square feet.

Geotextile 100 meter roll was 5000/- width is approx 2 meters.
I purchased full roll last year for covering french deain along basement walls

Hi All, we have just moved in to a rented flat which is in a 10 year old building. The flat has been recently painted & was locked since last couple of months or could be more.

The problem that I am facing - there is a very particular smell coming out of 2 bathrooms. At night, I have noticed 4-5 silver fishes in one of the bathroom for 2 nights now. The bathrooms do not get direct sunlight neither do they have exhaust fans. There is one window each in both the bathrooms.

I have emptied entire bucket filled of water thinking the smell might be coming out of drains but not much luck. Any pointers would be very much appreciated.

You mean, you saw some silver fishes swimming in the commode?

No, Silverfish is kind of a insect. Saw them on the floor. These are usually result of moisture, dark or blocked drains.

If you can't pour drain cleaners, then try vinegar or lyzol? Had a similar issue in one of the drains and after a few days of pouring lyzol and vinegar the smell went off...

Oops, my bad

I didnt know that they are insects. Try using a couple of packets of Drain cleaner and see if that will help. I have faced a similar smell in my relatives bathroom. And no amount of pouring water into various drain holes helped.

Look for longer term fixes - Fosroc for example have very good products and they have experts/contractors who can get the work done. Contact Fosroc to get information about their approved local contractors.
On TV I've been seeing lot of ads recently for Berger's water proofing solutions, that could be an option too.
And Dr. Dixit guys also will have a similar service/list of approved contractors.
My past experience with getting Fosroc products for leakages/seepage has been very good.

Yes 100% it is boarer.
It can be DIY if you know the right chemical check at some good pesticide store or search on internet.
Unfortunately I don't know for boarer else would have suggested you.
